It has always been up to the property owner to monitor their property records, which is very hard to do consistently. Some counties offer notification of any transaction recorded on their property and we suggest everyone take advantage of this service even though it is too late in the process. Scammers are excellent impersonators so the challenge is stop a property transfer or theft of equity before it takes place. We believe as the FBI suggests, we need to be “more transparent.” That can be accomplished without divulging unnecessary personal information.
To achieve “MORE TRANSPARENCY” property owners need to be very visible about their intentions. One way for this to happen is “AT THE SOURCE” and not “AFTER THE FACT!” It’s too late when you are notified a transaction has been settled or a sale has been closed and recorded. Below is how owners can put all professionals, like closing attorneys, title companies and real estate agents on notice to instantly identify and prevent the illegal transfer of their property BEFORE funds are transferred. Plus, our method costs nothing for buyers to check an address on our NATIONAL PROPERTY AWARENESS website to see if it is NOT FOR SALE.
The “Source” is the county record where the official property ownership is filed and is made public knowledge. By recording our copyrighted “Lien Giving Notice” an owner provides official notification to the world of their intent, which is “NOT to sell, change or add additional owners, encumber or place a mortgage on the property. Therefore, every title search that flags the document will show that it takes a specific copyrighted “Certificate of Approval” to be filed prior to any action that transfers or encumbers the property. Any such transaction that does not comply will not adequately provide clear title to a buyer and is in conflict with the owner’s stated intent and potentially an illegal activity.
Searching county records is not always easy, often time consuming, and not yet electronic in many areas. County recorders are necessary for professionals to pull title reports, credit checks, etc., but for everyday business the public expects instant information. What makes it easy for scammers to target certain properties also makes it possible for owners to stop them. We provide a “National Property Awareness” website that ONLY has addresses of “Properties NOT for Sale.” This makes it possible for anyone to do an “Instant Property Check” and see if what is being advertised for sale and/or mortgaged or is being processed for a closing is in conflict with the real property owner’s actual intentions. As long as the owner’s property address is shown on “PropertiesNOTforSale.com,” the real owner has put the world on notice that their property is NOT for sale, etc., and they are set up to be transparent for the long term.
We suppose the owners who lost over $275 Million Dollars in 2025 to property scammers would think that our $124 registration and $25 annual membership beginning the 2nd year would be a bargain in comparison to what they lost. It will not guarantee that all property owners will be safe from harm, but it will add two especially important layers of protection previously unavailable that will make an owner’s intent visible and transparent.
The best part is that the copyrighted “Lien Giving Notice” will create an obvious red flag for closing Attorneys and Title Companies on the Title Reports they order. It will actually help them quickly identify the real seller’s intent. For the real property owner, it will add protection so they can rest easily knowing that a clear title cannot be given to just anyone. Together, we shall stop the illegal acts of property scammers! To protect your property and equity, it is up to you to do your part!
